Subcity Group LLC (“SubCity Group,” “we,” “us”) operates subcitygroup.com and provides leasing and vacancy-management services to property owners and renters. This policy explains what information we collect, how we use it, and the choices you have.
Information we collect
We collect information you give us directly — your name, phone number, email address, company name, and details about a property or a housing search — when you submit a form on our website, when you call, text, or message us on WhatsApp, or when you otherwise communicate with us about a vacancy or a rental. We also collect basic technical information such as your IP address and browser type when you visit the site, including through cookies and standard website analytics.
If you apply to rent a home through us, we or a screening provider may collect additional information, such as income, employment, and identification details, in order to produce a screening or background report. We use those reports only to evaluate your application, handle them in line with applicable consumer-reporting law, and do not use them for any other purpose.
How we use your information
We use your information to respond to your inquiry, to market and lease properties, to schedule and confirm showings, to process rental applications, to send you updates about a property or an application, and to meet our legal and record-keeping obligations.
Text messaging (SMS)
If you provide your mobile number and agree to receive text messages, we may send you recurring automated SMS messages about property availability, showing appointments, application status, and leasing updates. If you contact us first without giving that consent, we will reply about what you asked us and nothing more.
Consent to receive text messages is not a condition of any purchase or of receiving any service from us.

We do not sell, rent, or share your mobile phone number or your text-messaging consent with any third party, affiliate, or partner for their own marketing purposes. Text-message originator opt-in data and consent are never shared with any third party.
Service providers
We use a small number of vendors to operate our business — for example, a messaging provider to deliver texts, a screening provider to process rental applications, and hosting and email providers. These vendors may process your information only as needed to perform that service for us and may not use it for their own purposes. This is not a sale or sharing of your information for marketing.
How long we keep information
We keep your information for as long as needed to provide our services and to meet legal, tax, and fair-housing record-keeping requirements, then delete or anonymize it.
Your choices
