How does handing off a vacancy work?+
Text us a photo of your listing or start the 60-second handoff on this site. We confirm the details, market the unit, answer renter inquiries, run showings, and deliver screening-ready applicants. You approve the tenant; we close the paperwork.
What areas do you cover?+
Newark is home turf - every ward. We also work across Essex County, including East Orange, Irvington, the Oranges, Bloomfield, and Belleville.
Do you work with Section 8 / vouchers?+
Every day. We match voucher holders with voucher-ready units and run the housing-authority process - RFTA, inspection, HAP contract - for landlords and renters. New Jersey law bars refusing applicants because they have a voucher.
How much does a vacancy really cost me?+
Rent divided by 30, every day it sits. A $1,800 unit costs about $60 a day, $420 a week, $5,400 over a three-month vacancy. Our calculator runs your exact numbers.
What does SubCity charge?+
It depends on the building and the scope - a single unit handoff is different from a full development lease-up. Text us the address and we will give you a straight number before any commitment.
How much will the housing authority pay toward my unit?+
Up to the payment standard for the voucher size - under Newark Housing Authority's 2026 schedule, $1,612 for a studio up to $3,607 for a 5-bedroom, with $2,205 for a 2-bedroom. The exact split depends on the tenant's income. Full table on our payment standards page.
I'm a renter with a voucher. Can you actually find me a place?+
If your voucher size and timing line up with what we are leasing, yes - and we will tell you honestly if they do not. Text us your voucher size, issuing authority, and expiration date.
Do I have to be in Newark to lease out my Newark building?+
No. Many of our landlords live out of the area. We are on the ground daily - showings, lockboxes, inspections - and keep you updated by text.
How fast will I hear back?+

Do you screen tenants?+
Yes - ID, income and employment, credit and background through a consumer-reporting partner, rental history, and voucher documentation. New Jersey's Fair Chance in Housing Act governs how criminal history can be used, and our process follows it.
Is my phone number safe when I submit a form?+
Yes. We do not sell or share your mobile number or SMS consent with third parties. Reply STOP to any text to opt out, HELP for help. Details are in our Privacy Policy and SMS Terms.
Are you a brokerage?+
SubCity Group provides leasing and placement services for property owners and renters. Submitting a form or talking with us does not by itself create an agency or brokerage relationship - our Terms of Service have the details.
